Pursuant to Virginia Code §§ 55.1-1900 et seq., College Square Association, Inc. (“Association”) caused to be filed a certain Notice of Lien on Real Property, recorded in the Clerk’s Office of the City of Suffolk on August 29, 2019, and identified as Instrument No. 190009465, a Notice of Lien on Real Property, recorded in the Clerk’s Office of the Circuit Court for the City of Suffolk on August 10, 2020, and identified as Instrument No. 200010666, and a Notice of Lien on Real Property, recorded in the Clerk’s Office of the Circuit Court for the City of Suffolk on December 8, 2021, and identified as Instrument No. 210022331, and appointed Pender & Coward, P.C., as Trustee (“Trustee”), pursuant to a Deed of Appointment of Trustee, and at the request and direction of the Association, the Trustee will sell the above-referenced property at public auction to the highest bidder at 10:00 a.m. on the 15th day of July 2022, on the front steps of the Suffolk Circuit Court, 150 North Main Street, Suffolk, VA 23439.

TERMS: Announcements made at auction time take precedence over any print, electronic, or verbal information. Successful bidder will be required to deposit with Trustee a deposit (non-refundable) in an amount equal to the lesser of $10,000 or 10% of successful bid in cash or certified funds at time of sale, with the closing to occur within thirty days of the date of said sale or within such time set by Trustee in Trustee’s sole discretion. Written one-price bids will be accepted for any of the properties pursuant to the terms set forth in Va. Code § 55.1-1966. There is no warranty relating to right, title, interest, or the like in this disposition. Property is being sold pursuant to Va. Code § 55.1-1966, and title will be conveyed pursuant to statute and subject to all liens or encumbrances as provided in said statute. All information for review by appointment only. The Trustee reserves the right to accept and/or reject all offers. Time is of the essence. Other conditions may be announced at the sale.
